Willow Ridge’s Civic Affairs RC Update

Hello everyone,

Our list of interested parties compiled from the community information sessions has grown from 58 to 67 in the last week. An email was sent last weekend to confirm contact information and asking for an expression of interest or likelihood of signing into a restrictive covenant for our communities. Thus far, 16 property owners have replied that they are likely to sign such an agreement. The wording of such document will be finalized later, decided by the group. How to develop the communities with secondary suites is the point that still requires discussion.

I have begun working with the same law firm that represent CKE and Lake Bonavista community associations. The plan is to still charge a fee of $500 for each party with approximately 50% to cover the legal work and title registrations and 50% to go towards a defence fund that is held in a trust. However, what was not mentioned during my first meeting with the lawyers is they are requesting a retainer fee of $5,000 to begin with our communities. I learned that the retainer fee was also charged to CKE and LB communities.

With 16 property owners indicating that they are likely to participate thus far, we should focus efforts to see if there is more interest in our community restrictive covenant project. We can also consider alternative arrangements to raise additional money so we can get going. If anyone has ideas on how to fund the retainer fee, please contact me directly.

At this stage, I would like to propose that we set up area volunteers to cover different parts of Maple Ridge and Willow Park to share information about the project with neighbours to assess if there is more interest. If you are willing to act as an Area Captain, please let me know and note which area you will cover.

We would like to have another information session at the end of January or the beginning of February and will post the dates when finalized.
