As you drive down Acadia Drive, you’ve probably noticed the pink tape on our community association building. In September, the original part of our building (built in 1970) was closed by Safety Codes Officers when engineers discovered that the joists were not up to code for commercial use. While no structural issues were identified with our building, out of an abundance of caution, part of our building will remain closed until we can reinforce the joists in the original 1970 structure. Remediating our building is a very large undertaking that will involve our community association, the city, their contracted engineer – Stantec, as well as a builder who remains unselected. Currently, the total estimated remediation cost is $350,000 to $500,000 as a preliminary estimate. Our community association will be required to pay a minimum of 25% of the construction costs, which will significantly affect our finances and our ability to invest in other projects. In October, we pursued a temporary shoring option that, if successful, would have allowed us to open the upstairs washrooms and front entrance.
Unfortunately, the administrative/permitting processes were too complicated, and we were unable to pursue this option. We would like to thank CANA construction and Unique Scaffolding for volunteering their time and resources to help us explore temporary shoring. At this time, we expect detailed designs to be completed by the end of March with remediation construction occurring over the summer months to minimize the impact on our facility users. We wouldn’t be able to work through this without community support.
