Welcome to February everyone! We hope that you will get the chance to take part in the fun local activities and spend quality time together with your loved ones on Family Day. Alberta was the first province to set up a statutory holiday celebrating family in 1990. Now at least six other provinces have holidays on the third Monday in February. A holiday in the midst of winter is a great opportunity to enjoy time in our beautiful community with your family!
To keep our beautiful community looking its best, we would like to remind everyone to please pick up after your pet and use the public trash bins located throughout the neighbourhood. The NDHA has installed dog waste bag dispensers at various locations in the community if you don’t have one. Also, please don’t leave full bags on the path system for someone else to pick up. Our landscaping contractor ULS does not clean up dog poop. In addition to being unsightly, this waste can attract coyotes and bobcats. Everyone appreciates full bags being placed in a bin rather than finding them on the ground when the snow melts. Your neighbours will appreciate your diligence.
Spring Projects – Did you Know…?
With spring not that far off, some of you will be planning home and yard improvements for the warmer months. Please do your due diligence and research how to proceed under City bylaws, city development processes, and especially, what is allowed under any restrictive covenants, easements, or other instruments registered against your property title. Work done without required permits or that go against instruments on your title could cause difficulties with the City, with your homeowner’s insurance, or with your neighbours. It is you, not your contractor, who will ultimately be held responsible for any infractions.
Most properties in Discovery Ridge have a Restrictive Covenant regarding fencing and other aspects of development registered on title to the property and this instrument remains in force. Homeowners who also belong to condominium associations will have specific condo bylaws to follow that may have additional requirements over non-condo owners. These requirements can be extremely specific and are supplementary to City bylaws. Restrictive Covenant provisions are usually enforceable through the courts. Every owner should be familiar with what is allowed (or not allowed) on their property. Following all the rules that apply to your property is a great way to avoid potentially expensive mistakes. Property title and associated registered instrument details listed on your title and the details of any registration can be obtained for a fee at a local Registries office or on Alberta’s “Spin2” website (https://alta.registries.gov.ab.ca/spinii/logon.aspx).
NDHA Fees and Invoices
The NDHA Board works on its budget for the upcoming year in the fall and early winter. We look to our main contracts (landscaping, snow clearing, holiday lighting, other maintenance services), anticipated one-off projects that are necessary, and our expected revenue from the annual fees. The Board completed this budgeting process late in 2025 and confirmed the annual fee will remain unchanged at $325 for the year.
2026 NDHA invoicing will take place in February. You will receive notification of your invoice via the email address associated with your account, or by post mail if no email is on file. Please be on the lookout for it. Several households have yet to pay their 2025 fee, which was due June 29, 2025. An interest charge of 18% per annum has been applied to these outstanding accounts effective December 31, 2025, per the terms of the encumbrance registered on their land title document. Thank you to everyone who pays the fee on time. Prompt payment allows us to continue this important work in Discovery Ridge, something that we all benefit from.
