In March, the PBPCA board was approached by a land development person (DP) working with RioCan, the owners of the Glenmore Landing shopping centre. The DP offered the board an opportunity to tour the green space on the south side of the complex (along 90 Ave) and review plans to build non-market (subsidized) housing apartments. The land was acquired from the City and the DP was hoping to work with the board to advise on a communication strategy to best engage our communities.
The development plans around Glenmore Landing originated back in 2015 with a Notice of Motion to the City’s administration to, among other objectives, sell the 5.48 acres of surplus lands surrounding the shopping centre. In addition, the motion required that a comprehensive redevelopment plan be developed, “including opportunities for the provision of non-market housing within the future development.” The PBPCA declined the immediate tour and instead invited the DP to the May board of director’s meeting to discuss the development in more detail before commenting on a communication strategy.
Although the initial development is planned for the land along 90 Avenue, the City also approved the sale of the land north of the shopping centre bordering 14 Street. The goal is to leverage its investment in the nearby Bus Rapid Transit station to promote transit-oriented and mixed-use development. In short, the redevelopment would need to focus on creating a place where people can live, work, shop, and play within walking and cycling distance. Residential buildings would reserve ground floors for commercial and retail use such as restaurants and professional services.
