2018 Altadore Real Estate Trends

It is a new year and the end of the first quarter in the market in the community of Altadore. As we can see, slow sales this quarter have persisted, followed by an influx of new listings. This is mainly due to a surge in sales at the end of last year in conjunction with the new lending rules introduced.


As a whole, the city has entered into its busiest quarter for both buying and selling. The uncommonly long winter has brought an eagerness to the community as we see healthy prices throughout all property types. The average days on market has fluctuated somewhat in each area, seeing its biggest drop in the detached market, meaning detached homes are selling quicker than last year at this time. Leading the way in sales are detached homes and semi-detached, which have always been popular within Altadore.
Altadore is a long-standing, beautiful community, rich with history dating back to the 1950s and some areas as far back as 1911. Sitting next to Garrison Woods, Altadore has some wonderful new and old hangouts. Come have a beer, a burger, and watch the game at the Garrison Pub and then sidle next door to satisfy your sweet tooth at My Favourite Ice Cream Shop.

This ice cream store has been a favourite in my family since the ’50s. My grandfather used to take my dad there; my dad and grandfather took me there and now I am taking my daughter there. The proof is in the history of the long-standing community.

With the many parks and the family-oriented feeling people have when living in Altadore, this community makes for a wonderful place to raise up a family. The Altadore daycare sits in the centre of the community, as does Altadore School K-6. There are several schools in the surrounding areas: Central Memorial High School, The Alternative High School, Lois Lycée French School and Master’s College. There is something for every child.
Marda Loop has a big draw to this community with its many shops, restaurants, and cafés. There is a fun street festival in August known as Marda Gras which happens during Mardi Gras. 33rd Avenue is closed off for the day for this fun event hosted annually. It allows for Altadore and the surrounding communities of South Calgary and Garrison Woods to come together and celebrate their closeness.
This community has easy access to the downtown core via the bike paths as well as easy access to Crowchild Trail. Come take a look, and hopefully find your new home in the wonderful community of Altadore.
