As of today’s date, (April 14) the following development applications are of interest to Highland Park:

Application LOC2021-0187 for a land use change to M-CG at 3404 3 Street NW is intended to permit construction of a 5-plex and 5-car garage on this 63 ft parcel. The application was approved by City Council on April 12.

Concurrent with LOC2021-0187 is application DP2021-0979 for the buildings on this site. The DP application was approved by the city today and will be advertised to the public on April 21. The appeal period runs for 3 weeks from that date. The Association was informed that the design plans were amended to include enhanced landscaping, and improved building articulation and exterior finishes. It should be noted that no secondary suites are allowed in M-CG land use.

DP2021-8142 to construct a rowhouse with suites at 4025 2 Street NW was approved on April 1. There were amendments to the original plans, but these are not known to the Association. Further information has been requested.

An application for a land use change to M-CG for the property at 4320 Centre A Street NE will be heard by the Calgary Planning Commission (CPC) on April 21. The file reference is LOC2021-0188. A Development Permit (DP) Application to allow construction of a 4-plex on this property has also been made and is still under review. The File reference for the 4-plex DP2022-00977. Comments about the DP application can be submitted online through the City’s development map at developmentmap.calgary.ca.

A new land use change application for M-CG has been submitted for the property at 116 43 Avenue NE. No plans have been filed at this time for a development permit.

LOC2021-0175 for a land use change to R-CG at 457 33 Avenue NW was heard by the CPC on March 24. The application is now scheduled for a public hearing at City Council on May 10. Any parties interested in participating in the hearing should check out the Council calendar and agenda at least a week in advance of the Council meeting. LOC2022-0007 at 404 33 Avenue NW is an application for a land use change to R-CG to enable construction of a rowhouse is still under review. We have just learned that, in response to the Community Association’s comments, the developer intends to amend their application to R-CGex. This revised land use would disallow basement secondary suites in the rowhouse.

The Development Permit application for a mixed-use building at 115 36 Avenue NE combining residential with commercial uses is still under review. The building design offers three ground level commercial/retail units, five unique residential units above, and rooftop patio space for residents including a small running track. The file reference is DP2022-00939.

The Community Association raised questions about a proposed 4-plex at 308 32 Avenue NE concerning ease of access to garages off the laneway, landscaping, and the lot coverage being at the maximum. The application is still under review by the city. The file reference is DP2022-00854.

DP2021-5688 for a rowhouse at 4024 2 Street NW has apparently stalled. The city has been waiting for many months to received amended plans, but they have not been provided.
